There is only ONE!

PRESTIGE PROPERTY MARKET REPORT | 20th OCTOBER 2026

Stairway from heavenly Noosa Beach to La Mer's beachfront penthouse with roof sun terrace.

When it comes to Australia’s favourite destination being so special, there is only one Noosa with its idyllic climate, abundance of natural assets anda purposefully restricted building directive by the forward-thinking council.Of course, it wouldn’t be the same today without the wonderful people from all walks of life globally, who choose to enjoy a vibrant yet relaxed life here.

The Noosa region is a rarity, as are some of its amazing properties because they seldom become available. Everyone knows the apartments called First Point, the only building ‘on the rocks’ Laguna Bay side of ParkRoad that runs from Hastings Street to the National Park. If only I had a dollar for every time someone asked me to let them know when one becomes available to purchase. There are only four, it’s been more than a20 year wait since the last was available and some have been owners for more than 30. Calls from us asking if they would entertain selling are often met with responses like “my family would kill me”, or “I’m never selling.”

Amongst the rarest and most requested trophy properties are beachfront3-bedroom apartments. There are only 20 and six with penthouses plus sizeable rooftop terraces. As expected, owners rarely agree to part with them for fear of ever finding an equal position in the future, in fact it has been six long years since the last 3-bedroom apartment became available on this 700m strip of golden north facing Noosa Main Beach. La MerPenthouse 13 has just hit the market, and with a direct heavenly staircase from the beach it is even rarer, being one of just three.

If real estate rarity and demand go hand in hand, the rarer it is the more people want it. That was the case back in 2002 when we sold NoosaResidences off the plan and located just off Hastings Street in Morwong Drive. There were only 23, and canny buyers knew these were hot property, and difficult to buy in the future. They were not advertised, we reached out to buyers on our books and within a month had 55 deposits, so the developer decided the successful buyers through a ballot at the boardroom table in our office. It all sounds very exciting, but I recall the tough conversations with the 32 hopeful groups who missed out.

Hitting the market today and last sold in 2019, we have Residence 13, with 3-bedrooms and bathrooms, dress circle seascapes from Noosa Main Beach to the Coloured Sands, and beyond to Double Island Point.

Mimicking the success story of Noosa Residences, the same developers moved on to develop what is now known as Peppers Noosa Resort, with apartments run with the precision of a Swiss watch generating exceptional returns for the owners, and offering a rare combination of steady income, as several properties we have for sale indicate. It is not only a true stand-alone resort, but one on the doorstep of Hastings Street and Noosa MainBeach.
